    Decide your area before your address. San Antonio is a big, spread-out metro. Pick the side of town that fits your commute and lifestyle first (northwest Hill Country, the growing west side, the northeast corridor, or close-in central), then hunt for the home. Getting pre-approved early keeps you ready to act.

    It depends on how well you know where you'll spend your time. If your job location and routine are settled, buying immediately avoids paying rent while prices and rates move. If you're unsure which side of town fits, a short lease buys you scouting time. We help with both, and there's no pressure toward either.

    Correct: Texas has no state income tax. Property taxes are the trade-off and vary by county and school district, which is why we look at the full tax rate on every home, not just the price.

    The metro is served by many independent school districts (Northside, North East, Alamo Heights, Judson, Schertz-Cibolo-Universal City, Boerne, Comal, Medina Valley and more), and zoning can change street to street. We verify the exact assigned schools for every home before you offer.
