Primary Focus: Field Training, Medical Field Training

Camp Bullis is San Antonio's field-training post, supporting exercises and medical field training across nearly 28,000 acres of Hill Country terrain. Living near it means the north side and the Hill Country towns: the same areas many San Antonio families aspire to for schools, space, and scenery.

    Getting to the gate

The post sits off I-10 northwest of Loop 1604. Stone Oak reaches it via 1604; Boerne and Fair Oaks Ranch come straight down I-10; Bulverde connects via 46 and 281.

    BAH & Your Buying Power

Paired with a 0%-down VA loan, San Antonio BAH covers more house than most families expect.

    Know your number first

BAH is set by your rank, your dependent status and your duty ZIP, and DoD resets it every January. Rather than publish a table that goes out of date, we send you to the source so the figure you plan around is the real one.

San Antonio (TX282) covers the San Antonio metro, including every neighborhood in this guide.

    Official DoD BAH Lookup

    Turn BAH into a mortgage

Model your exact payment (price, rate, taxes, insurance) against your BAH with our VA loan calculator, then see whether you're fully covered.

    Run Your Numbers

    0% down. No PMI.

Your VA loan benefit means keeping your cash for the move. If you have a service-connected disability rating of 10%+, the funding fee is waived too.

    VA Loan Guide

    On Base or Off Base?

Camp Bullis is a training installation and has no family housing of its own: families assigned here live off post, or use privatized housing at the other JBSA locations and commute. In practice that makes the north-side neighborhoods above the primary housing plan for most Camp Bullis families, not a fallback.

    Living On Base

    • Rent is set to your BAH, and most utilities are bundled in.
    • Availability varies by rank and bedroom count, so contact the housing office early.
    • Built-in community and the shortest possible commute to the gate.
    • The tradeoff: your BAH goes to rent, and none of it comes back as equity.

    Buying Off Base

    • Your BAH is yours to allocate, and a VA loan means 0% down.
    • Equity you keep at your next PCS, or keep the house as a rental (see the house hacking guide).
    • You choose the school district. See the neighborhoods above.
    • The tradeoff: the commute becomes your variable, so pick your corridor deliberately.

Since off post is the default here, the real decision is which corridor: Stone Oak for city amenities, or the Boerne-Fair Oaks-Bulverde arc for Hill Country space. Both keep the gate inside a reasonable drive.

    Camp Bullis FAQ

    Straight answers for your PCS.

Stone Oak and Fair Oaks Ranch sit 15-25 minutes out, with Boerne and Bulverde in the 20-35 minute range. It's Hill Country living on the I-10, 1604, and 281 corridors.

Stone Oak is North East ISD; Boerne and Fair Oaks Ranch are Boerne ISD; Bulverde is Comal ISD. All three are districts families specifically relocate for, and we verify exact zoning on every home.

Yes. Boerne is a straight shot down I-10, typically 20-30 minutes to the post. Fair Oaks Ranch shortens that further while staying in Boerne ISD.

The north side spans a wide price range, and San Antonio 2024 BAH combined with a 0%-down VA loan covers more here than most families expect. Run your rank through the BAH calculator on our military page and we'll translate it into a real price range.

Yes. Whether you're buying now, buying at your next duty station, or weighing renting versus buying mid-career, we'll map the options, including using a VA loan on a multi-unit property to house hack while you serve.

No. Camp Bullis is a training installation without family housing of its own. Families either use privatized housing at the other JBSA locations and commute, or live off post on the north side. Most choose off post: Stone Oak, Boerne, Fair Oaks Ranch, and Bulverde all sit within roughly 15-35 minutes, and a VA loan with 0% down puts your BAH toward a home you own rather than rent.
