Primary Focus: Air Education and Training Command
Randolph is headquarters for Air Education and Training Command, and the communities around it (Schertz, Cibolo, Universal City) have grown up with the base over decades. The result is a northeast corridor that's genuinely built for base families: short commutes, established schools, and suburb-to-gate routines that don't involve crossing San Antonio.
Getting to the gate
I-35 and Loop 1604 frame the corridor; FM 78 runs gate-adjacent through Universal City and on toward Marion. Most of these suburbs put you at a gate in under 20 minutes.

BAH & Your Buying Power
Paired with a 0%-down VA loan, San Antonio BAH covers more house than most families expect.
Know your number first
BAH is set by your rank, your dependent status and your duty ZIP, and DoD resets it every January. Rather than publish a table that goes out of date, we send you to the source so the figure you plan around is the real one.
San Antonio (TX282) covers the San Antonio metro, including every neighborhood in this guide.

Model your exact payment (price, rate, taxes, insurance) against your BAH with our VA loan calculator, then see whether you're fully covered.
Run Your Numbers0% down. No PMI.
Your VA loan benefit means keeping your cash for the move. If you have a service-connected disability rating of 10%+, the funding fee is waived too.
VA Loan GuideOn Base or Off Base?
Randolph offers privatized on-base family housing through the JBSA housing office. Off base, the northeast corridor is famously family-oriented (Schertz, Cibolo, and Universal City exist in large part because Randolph families put down roots there), so the off-base option here comes with an unusually strong sense of community of its own.
Living On Base
- Rent is set to your BAH, and most utilities are bundled in.
- Availability varies by rank and bedroom count, so contact the housing office early.
- Built-in community and the shortest possible commute to the gate.
- The tradeoff: your BAH goes to rent, and none of it comes back as equity.
Buying Off Base
- Your BAH is yours to allocate, and a VA loan means 0% down.
- Equity you keep at your next PCS, or keep the house as a rental (see the house hacking guide).
- You choose the school district. See the neighborhoods above.
- The tradeoff: the commute becomes your variable, so pick your corridor deliberately.
Ask the housing office about availability early, and weigh it against the corridor towns above. Many Randolph families find the SCUC-area communities give them the base-town feel with a house they own.
