Social Media
Content Calendar
A 30-day blueprint to build your brand, generate inbound leads, and establish local authority.
The 4 Content Pillars
Stop posting "Just Sold" graphics every day. To build an engaged audience, your content must rotate through these four pillars.
1. Educational (Value)
Market updates, how to win a bidding war, explaining the option period, VA loan myths. Establish yourself as the expert.
2. Personal (Connection)
Behind the scenes, family, hobbies, your favorite local coffee shop. People hire people they like and trust.
3. Proof (Credibility)
Client testimonials, closing day photos, stories of how you negotiated a tough deal or saved a client money.
4. Property (Sales)
High-quality property tours, coming soon teasers, open house invites. Keep these to 20% of your total content.
The Weekly Schedule Framework
Market Monday (Educational)
Post a quick reel or graphic analyzing local market stats. Is inventory up? Are rates down? What does it mean for buyers?
Tour Tuesday (Property)
Post a high-energy video tour of a new listing. (If you don't have one, ask another agent to tour theirs). Highlight 3 unique features.
Why Me Wednesday (Proof)
Share a screenshot of a 5-star review or tell a story about a hurdle you overcame for a client this week.
Thriving Thursday (Personal/Local)
Highlight a local business, restaurant, or neighborhood event. Tag the business to tap into their audience.
Feature Friday (Educational/Property)
Explain a real estate term (e.g., Earnest Money) OR tease an upcoming Open House for the weekend.
Behind the Scenes (Personal)
Post Instagram/Facebook stories of you hustling at open houses, showing homes, or spending time with family.
Short-Form Video Ideas (Reels/TikTok)
Viral Hooks & Concepts
"What $500k gets you in [City]"
Tour a beautiful home and show the features. People love comparing real estate across different cities and neighborhoods.
"3 things I would NEVER do as a homebuyer"
Example: 1. Buy a car before closing. 2. Skip the inspection. 3. Work directly with the listing agent. (Highly engaging format).
"The hidden costs of buying a home"
Break down closing costs, appraisal fees, and inspection fees. This positions you as an honest educator.
"Top 3 neighborhoods in [City] for young professionals"
Highlight walkability, coffee shops, and average home prices. Great for attracting relocation buyers.
Best Practices for Growth
Hook them in 3 seconds: If your video starts with "Hi, I'm David with Realvisor Realty," they will scroll past. Start with the hook: "Do not buy a house in San Antonio until you watch this!"
Use Captions: 70% of people watch videos on mute. Use an app like Captions or native Instagram tools to add dynamic text.
Call to Action (CTA): Every post needs a purpose. End with: "DM me the word 'GUIDE' for my free buyer packet," or "Save this post for when you're ready to buy!"
Consistency over Perfection: A B-minus video posted today is better than an A-plus video sitting on your camera roll for 3 weeks.
Engagement & Community Building
The 10-10-10 Rule
Posting is only half the battle. You must engage to grow. Spend 30 minutes a day doing this:
- 10 Comments: Leave meaningful comments on local business pages and community groups.
- 10 DMs: Reply to stories of people in your sphere of influence. Build real connections.
- 10 New Connections: Follow and engage with 10 new local residents daily.
