Open House Blueprint
Turn a simple open house into a lead-generating mega event.
Phase 1: The 5-Day Marketing Blitz (Prep)
An open house is useless if no one shows up. Your marketing efforts should start the Monday before the weekend event.
Monday - Wednesday: Digital Domination
- Facebook/IG Ads: Run a "Coming Soon to the Market" ad targeted within a 10-mile radius.
- Email Blast: Send an invite to your entire database. "You're invited to a VIP preview..."
- MLS Status: Ensure the open house is properly scheduled on the MLS so it syndicates to Zillow, Realtor.com, and Redfin.
Thursday - Friday: Neighborhood Takeover
- Circle Prospecting: Call 100 neighbors. "Hi, I'm hosting an open house down the street on Saturday. We always like to invite the neighbors first in case you have friends or family looking to move into the area."
- Door Knocking: Drop off 50 physical flyers to the immediate neighbors. Attach a small branded item or local coffee shop gift card for VIP neighbors.
- Signage Prep: Plan your sign route. You need a minimum of 10-15 directional signs leading from major intersections to the house.
Phase 2: Event Execution (Game Day)
The Setup & Atmosphere
Arrive 45 minutes early. Turn on every single light (even closets). Open all blinds. Play upbeat, neutral background music. Set the thermostat to a comfortable temperature.
Place your directional signs out 1 hour before start time. Tie balloons to the main intersection signs to draw attention.
The Digital Sign-In Strategy
Ditch the paper sign-in sheet. Use an iPad with an app like Open Home Pro or a simple Google Form QR code.
The Script:
"Welcome! The seller has requested that everyone sign in for security purposes before touring the home. You can just scan this QR code or use the iPad right here. Feel free to look around, and I'll catch up with you in the kitchen to answer any questions!"
Engaging & Qualifying Leads
Don't follow them around like a security guard. Give them space, then engage them strategically.
- Ask Open-Ended Questions: "How long have you been looking in this neighborhood?" or "What's the one thing this house is missing for you?"
- Identify the Neighbors: If they say they live down the street, pivot to: "Oh great! How do you like the neighborhood? Have you kept track of what homes are selling for lately?"
- Offer Value: Print out a list of 3 similar active homes nearby. "If this one isn't the perfect fit, there are two others around the corner. I have the info right here."
Phase 3: The Fortune is in the Follow-Up

If you don't follow up, you just wasted your weekend. Speed to lead is everything.
Saturday Evening (2 Hours After Event)
Send a personalized video text (BombBomb or native iOS) to every person who signed in.
"Hi [Name], it was great meeting you at the open house on Main St today. I know that layout wasn't quite what you wanted. I'm going to set up a custom search for you and send over a few off-market options on Monday. Have a great weekend!"
Monday Morning (The Call)
Call the hot leads.
"Hi [Name], checking in from the open house. That property actually received multiple offers yesterday. I wanted to see if you wanted me to pull a list of similar homes so you don't miss out on the next one?"
Tuesday (Add to Drip)
Add all unresponsive leads to your long-term email drip campaign and set them up on a neighborhood market report.
Phase 4: Repurposing the Content
Maximum ROI
Use the open house to fuel your social media for the entire week.
- Reel 1: "Top 3 features of this $500k home in San Antonio."
- Reel 2: "Behind the scenes: Getting a house ready for an open house."
- Story: Post a poll asking your audience to vote on their favorite room.
