    Phase 1: Pre-Listing Masterclass

    Winning the listing starts before you even walk through the door. A strong pre-listing package establishes your authority and answers their basic questions so your in-person meeting can focus on high-level strategy and pricing.

    The Pre-Listing Packet (Delivered 48hrs Before)

    Do not just email this. Drop it off physically in a branded folder or send a high-quality video walkthrough. Include:

    • Your professional biography and track record.
    • Recent sales map in their specific neighborhood.
    • 5-10 glowing testimonials from past sellers.
    • A step-by-step guide to your marketing strategy (digital, print, open houses).
    • A "Homework" sheet for them: Top 10 upgrades they've done, utility costs, etc.

    Advanced CMA Preparation

    Never go in with just one number. Bring three pricing strategies:

    • Aggressive (Quick Sale): Priced 3-5% below market to trigger a bidding war.
    • Market Value (Standard): Dead-on pricing based on the last 90 days of comps.
    • Aspirational (Testing the Market): Priced 3-5% above, with a built-in agreement for a price reduction after 14 days if no offers.

    Step 1: The Walkthrough & Discovery

    Let the seller lead the tour. Do not sit at the kitchen table immediately. Your goal here is to build rapport, not critique their decor.

    • Ask: "What made you fall in love with this home when you bought it?" (Use this in marketing).
    • Ask: "If you were staying for another 5 years, what is the next project you would tackle?"
    • Take copious notes on a legal pad. It shows you are engaged and professional.

    Step 3: The Pricing Strategy

    Transition to the CMA. Focus on data, not emotion. You are the market interpreter.

    • Review active competition: "This is who we are competing against for buyers."
    • Review pending sales: "This is what buyers are currently writing offers on."
    • Review sold properties: "This is what appraisers will use to justify the price."
    • Present the Net Sheet: Show them exactly what they walk away with at different price points.

    Phase 3: Handling Objections Like A Pro

    Mastering the Rebuttal

    "Will you cut your commission?"

    "I completely understand wanting to maximize your net profit. But let me ask you this: If an agent cannot negotiate to protect their own livelihood and paycheck, how can you trust them to fiercely negotiate to protect your equity when we receive a lowball offer from a tough buyer's agent?     "Another agent said they can list it for $50k more."

    "It's a common tactic called 'buying the listing.' I prefer to give you the honest, data-backed truth upfront. We can list it at their price, but if we don't have offers in 14 days, will you agree to drop it to the market value I suggested?"

    "We want to wait until Spring to list."

    "While it's true that Spring brings out more buyers, it also brings out significantly more competition. Right now, inventory is extremely low. That means your home will stand out to serious, highly-motivated buyers (like corporate relocations or military PCS) who have to move right now.     If they didn't sign on the spot, your follow-up determines if you win or lose.
